Marketing Services
The Cedros Design District in Solana Beach |
Marketing your Carlsbad home (or in any community) effectively is the key to gaining maximum exposure, which will lead to a quick sale at the best possible price. In the highly competitive Carlsbad real estate market you are competing against many other home sellers with similar properties, to find a willing and able buyer ready to purchase your home.
Since the area inventory has increased, and the marketing time is averaging 60 days or more in some areas (and 100+ days for higher-priced homes), you need a Customized Marketing Plan for YOUR home to ensure the target market knows your property is available and is excited about seeing it.
Having a sign in the yard and being on the MLS, while essential and expected, are simply not going to give you the necessary exposure and generate the level of interest that is key to a rapid sale at the best possible price. Don't you want, and expect, MORE from your agent?
Your home is unique, and I will work closely with you to ensure yours gets the exposure needed. When we agree to list your home, I will develop a customized marketing plan, tailored to YOUR PROPERTY and YOUR TARGET MARKET, so you will know what I am going to do and when.
This makes sense, doesn't it? Can you see how this will benefit you?
Here is what you , as the consumer, should expect, and perhaps some things you DON'T expect (and WON'T get from other agents!).Gone are the days when your agent only had to list the home in the MLS and put out a sign to get you multiple offers at or above asking price, in just a few days!!
- Signage at the property (For Sale, Talking House) unless prohibited by owner, subdivision, HOA, or town restrictions (e.g., La Jolla, Rancho Santa Fe)
- Customized sign with interior photos (UNIQUE!!) - have you EVER seen anyone else do that around here??
- MLS listing (with all the details and lots of quality photos) with correct spelling (did you ever notice how many listings are full of typos? Not very impressive to a buyer, and embarrassing for the seller!)
- Print advertising (there are many publications to choose from, depending on the target market, e.g., Real Estate Mailer, RE/MAX Magazine, Dream Homes San Diego, Coast News Group (3 papers), Union-Tribune, Distinctive Homes, Home Buyers Guide, Robb Report, DuPont Registry)
- Customized feature sheets of your home, with photos and detailed description (YOU will help me determine what to say, to put your home in its best light!)
- Internet marketing (there are lots of options)
- REALTOR.com advertising (this is one of the most frequently visited Internet sites by buyers)
- Virtual tour (type and complexity may vary with property -- available on-line, email-able anywhere to anyone, with extensive photos; may include music and/or voice-over for certain properties; new technology allows space planning features for potential buyers)
- Aerial photos (depending on the property and location)
- Networking in the community and neighborhood
- Public Open House(s)
- Broker tour and Open House (on the weekly caravan), advertised to ALL agents in the area via the MLS
- My personal website listing with interior and exterior photos and virtual tour
- SANDIEGOASSOCIATES.com listing (office website)
- International/worldwide exposure on the RE/MAX.com website
- Unique URL for your home (e.g., 123MyStreet.com) linked to my website listing page, and a personal BLOG (see example) featuring your home, used in all advertising, to direct potential buyers to YOUR LISTING on the Internet
- Database email campaign
- Regular status reports (by email, mail, phone and/or in person, based on what YOU want and WHEN you want it)
- A complete personalized HOMEBOOK, on display at your home so interested buyers can see it, with details about the schools, housing, climate, income and other demographics that buyers want to know
- 24-hour 800# hotline with property information AND immediate paging service to my cell for EACH CALLER on your listing
- and other strategies I will tell you about when we meet!!
